CLS prepared the master plan for a 105-unit residential development set on an existing estate of 40 acres, 20% of which is wetland. The development master plan was based on a 55+ by-law which provides the incentive of density increase to encourage development of desirable smaller scale housing alternatives for the town's growing 'empty nester' population. The master plan design took advantage of the site's topography & wetland areas using 3 residential typologies. The plan created pockets of density which in turn allow for a generous provision of open space enhanced with careful landscape design. Shingle style architecture was used to reduce the impact of the dense development by keeping the apparent scale of the buildings low to the ground.
